Sash window won't stay up, or won't stay shut?
A bottom sash that slides down, or a top sash that creeps open, is a balance problem. It's usually a quick fix: new cords, the right weight, and a catch that pulls the sashes tight.
What causes it
- A snapped or stretched cord, so the sash has nothing holding it
- Weights that no longer match the sash, often after reglazing or new glass
- A worn or misaligned fastener that doesn't pull the meeting rails together
- Worn beads that let the sash rattle and creep
What we do
- Replace any broken or worn cords
- Rebalance the sashes, with 2lb of makeweight per window included where needed
- Adjust or replace the fastener so the window closes tight
- Lubricate the pulley wheels
Send a photo of the window and your town, and you'll get a fixed price before anything is booked.
Common questions
Why does my top sash keep sliding down?
Usually because a cord has snapped or the weights are too light for the sash. Once it is rebalanced it stays closed.
Why won't my bottom sash stay open?
The sash is heavier than its weights, normally because of a broken cord or heavier replacement glass. Adding makeweight to the weights fixes it.
My window won't lock properly. Can you fix that?
Yes. Fasteners and catches can be realigned or replaced so the sashes close and lock tightly.
How much does it cost?
It depends on how many windows need doing. Send a photo for a free, fixed quote.
